• Compare advertised unit counts with the maximum entitlement actually requested.
• Look for traffic-study peak-hour trips, school concurrency, utility capacity, wetlands/floodplain impacts and required road work.
• Compare the newest site plan against earlier versions instead of treating every resubmittal as the same project.
• Check staff objections and applicant responses; that is often where the useful shit is buried.
